Engineered oak, laminate and luxury vinyl — sub-floor prepped, laid with tidy expansion gaps and finished with matching beading and thresholds.
Every floor starts underneath. Boards are screwed down to stop squeaks, self-leveller goes on where the sub-floor dips, moisture is checked on ground floors and the underlay is matched to the room. Skipping this stage is why cheap floors fail — so it does not get skipped.
Engineered oak for warmth and value, laminate where the budget is tighter, and LVT — glue-down or click — where water and wear are the enemy: kitchens, bathrooms and hallways. Boards are laid with proper expansion gaps and finished with matching beading, trims and thresholds, and doors are trimmed to swing over the new height.
The fitting labour is similar across most boards, so the material choice and the condition of the sub-floor drive the quote. Old flooring can be lifted and disposed of, and furniture shifted room to room as the work moves through — just say what you need when you ask for a price.
